Protect the value of your home — and launch on your terms.

My Three-Phase Marketing Plan (3PM) is designed to help you test price, gather real buyer feedback, and build momentum before your listing hits the broad public market.

More control. More strategy. A stronger debut.

Instead of rushing straight to “live on every website,” 3PM uses a structured rollout to help reduce the risk of stale days-on-market, public price reductions, and a weakened negotiating position.

Phase 1

Private Launch
Image

Private Exclusive Preview

A quiet, controlled introduction to serious buyers and top agents.

Validate pricing without creating a public trail (no public days-on-market history while you gauge interest).

What this looks like (bullets):

  • Private sharing within a professional network
  • Feedback + interest tracking to sharpen positioning
  • Flexible timing while you prep the home (repairs, staging, photos)

Phase 2

Coming Soon
Image

Public “Coming Soon” Momentum

Create buzz and demand before the floodgates open.

Generate early demand while still protecting the strength of your launch.

What this looks like:

  • Public visibility in a “pre-market” format
  • Early buyer outreach + showing strategy
  • A planned “go-live” date with purpose

Phase 3

Full Public Launch
Image

Full Market Exposure

Enter the wider market backed by insights + demand.

Sell better by launching with stronger positioning and clearer pricing confidence.

What this looks like:

  • MLS + major public home search portals (where applicable)
  • Full marketing push (photography, video, email, paid + organic social)
  • Negotiation powered by pre-launch intel

What is a Private Exclusive Preview?

A Private Exclusive is an off-market style approach where your home is shared in a more discreet, controlled way—typically with experienced agents and qualified buyers—so you can start building interest without immediately broadcasting your listing everywhere.

The benefits of pre-marketing (before you go fully public)

Time + Early Visibility

Create demand while you’re still getting “market-ready.”

Phase 1 gives you breathing room: you can start conversations with real buyers while you finish prep—without feeling forced into a public launch before the home is truly ready.

Smarter pricing (without public baggage)

Test price without leaving a public trail.

You can evaluate engagement and feedback early, then adjust strategy before your listing is publicly tracking days-on-market or visible price changes.
Image

Privacy + fewer disruptions

Discretion, control, and showing flexibility.

For many sellers, privacy matters. A phased approach can help minimize disruption—especially if you prefer limited showing windows and fewer “open door” moments.

The benefits of pre-marketing (before you go fully public)

Based on Compass’s 2024 internal analysis, listings that were pre-marketed (Private Exclusive and/or Coming Soon) showed, on average:

0%

Higher Closing Price

0%

faster to contract

0%

less likely to drop in price

Results vary by home, price point, and market conditions. Strategy is always seller-directed.

You decide how your home is sold.

Selling isn’t one-size-fits-all. 3PM is built to match your goals, your privacy preferences, and your timeline—whether you want a quiet test first, a planned “Coming Soon” ramp-up, or a full public splash from day one.

1. Findings are descriptive statistics and compare the average of Compass residential listings that went active on a MLS and were pre-marketed as a Compass Private Exclusive and/or Compass Coming Soon vs. the average of Compass residential listings that went active on a MLS but were not pre-marketed as a Compass Private Exclusive and/or Compass Coming Soon from January 1, 2024 - December 31, 2024 as well as measure the percentage of Compass Coming Soon residential listings that sold during the period January 1, 2024 - December 31, 2024. Compass Coming Soon listings that sold off the MLS are identified as having a close date in 2024, were pre-marketed as a Compass Coming Soon, and were on the MLS for less than one day. Source: Compass data. Findings from the internal analysis were based on a hedonic regression analysis that examined Compass residential closed sell-side transactions from January 1, 2024 - December 31, 2024, nationally and for all residential property types (single family, co-op, condo, townhouse, and condop). For 2024, Compass pre-marketed listings are associated with an average 2.9% increase in the final close price versus Compass listings that went directly to the MLS. The estimated effect has a 95% confidence interval ranging from 1.9% and 3.9%. This finding may vary depending on market conditions and seasonality.
